As the green building consultant for the Kawasan Industri Terpadu Batang (KITB), DEX is guiding the development's Greenship Neighborhood (NH) 1.1 Plan certification to establish it as a premier model for sustainable infrastructure. The current assessment targets Phase 1 of the project, which encompasses 786 hectares within a massive 4,300-hectare master plan. Breaking away from the paradigm of traditional, gated manufacturing hubs, our advisory approach supports KITB’s vision as a Smart, Integrated, and Sustainable Industrial City. This holistic strategy seamlessly blends industrial facilities with residential zones for workers, commercial spaces, and recreational areas to create a thriving, multifaceted community.
Central to the sustainability framework DEX is championing KITB's extensive commitment to green open spaces and ecological enhancement. In Phase 1 alone, 36.55% of the land is meticulously dedicated to public and private green spaces, while the overarching master plan allocates a robust 42% for non-saleable green areas. To support local biodiversity and environmental resilience, the landscaping strategy dictates that over 60% of the flora must be native provincial plant species, which will be cultivated and supplied by a dedicated 6.6-hectare on-site nursery.
The development further prioritizes sustainable infrastructure through integrated mobility networks and advanced water conservation systems. The transportation layout we are validating champions pedestrian safety and public transit alongside necessary freight movement, featuring continuous shaded walkways, dedicated bicycle lanes, and strategically planned transport hubs. For water management, KITB employs a Zero Runoff System that utilizes infiltration trenches and retention ponds to mitigate stormwater impact, paired with sustainable water sourcing strategies like widespread rainwater harvesting and a planned sea water reverse osmosis (SWRO) desalination facility.
To support its massive scale and environmental goals, the estate incorporates smart utility systems and robust waste management infrastructure. The site features an Eco-Green Wastewater Treatment Plant with a capacity of 18,000 cubic meters per day, a Water Treatment Plant processing 285 liters per second, and a centralized solid waste management system anchored by TPS 3R (Reduce, Reuse, Recycle) facilities.
Through our strategic consulting and gap analysis, these comprehensive sustainability efforts have yielded excellent projected results for the Greenship NH Plan. Phase 1 has achieved an estimated 77 points, capturing 80.6% of the maximum available points. This comfortably exceeds the 73% minimum threshold required, successfully positioning the KITB project to achieve the prestigious Platinum rating from the Green Building Council Indonesia.
